Registering residential tenancy agreements is a legal requirement in Belgium. It ensures transparency in landlord-tenant relations and protects both parties. However, new regulations in 2025 are changing landlords’ obligations, particularly in Brussels. Let us take a closer look at what is changing and how to register a tenancy agreement in full compliance with the law.

Why register a residential tenancy agreement?

Registering a tenancy agreement gives the contract a legally recognised date and ensures that the terms of the tenancy are properly observed. It is a legal formality that provides greater legal certainty, particularly in the event of a dispute.

Registration deadline and procedure

Regardless of the type of tenancy agreement (nine-year or short-term), registration is compulsory in all three Regions and must be completed within two months of signing the contract.
💡 Good news: registration is free of charge for residential tenancy agreements.

Penalties for late registration or failure to register

Failure to register a tenancy agreement on time can have significant consequences:

  • In Flanders: The tenant may leave the property without notice or compensation.
  • In Brussels and Wallonia, if the landlord does not register the tenancy agreement, they may neither review nor index-link the rent. The tenant may terminate the tenancy agreement at any time, without notice or compensation, after sending formal notice that remains unanswered and without action being taken (registration of the tenancy agreement) for one month. In the event of late registration, the landlord risks a fine of €50 to €200.

How do you register a tenancy agreement in 2025?

1. Registration via MyRent

The easiest and quickest method is to use MyRent, the official platform of the FPS Finance.

  • Registration is immediate.
  • You will receive an acknowledgement of receipt and proof of registration.
  • The tenant can also check whether the tenancy agreement has been registered via MyMinfin.

2. Registration by post

If you prefer to register by post, you must send your signed contract together with the appropriate form available on the FPS Finance website:

New for 2025: A second compulsory registration in Brussels

📢 Attention, Brussels landlords!
Since 1 January 2025, a second registration is required for every new tenancy agreement entered into in Brussels.

👉 What is changing:

  • In addition to federal registration via MyRent, the tenancy agreement must be registered with the Brussels-Capital Region via the Irisbox platform.
  • This additional registration is mandatory from 1 January 2025.
  • Existing tenancy agreements that have already been registered are not affected by this requirement.

🔎 Legal point: This new requirement is currently being challenged before the Constitutional Court, but pending a decision, dual registration is recommended as a precaution.
