After viewing a property, you will receive an email from the J&J Properties agent who conducted the viewing.
This email contains a button that allows you to access the application form for the property you viewed directly.
To submit your application:
- Click the button in the email.
- Answer all the questions on the form.
- Upload the requested documents as you complete the form, such as your identity card or proof of income.
- Check that your application is complete, then submit it.
Please ensure that you provide all the information and documents requested. A complete application allows us to process it under the best possible conditions.
Once we receive your application, we will forward it to the property owner for approval. We will then inform you of their decision as soon as we receive their response.
To enable us to assess your application, we ask only for the information and documents required to evaluate your file, in accordance with the applicable regulations.
In practice, it is generally useful to prepare:
- proof of identity;
- your contact details and the necessary information regarding the prospective occupants;
- supporting documents demonstrating that your financial resources will enable you to pay the rent to the landlord on time;
- where available, rental references, such as a certificate from a previous landlord.
Depending on your circumstances, additional supporting documents may be requested, but only where they are relevant to assessing your application.
The landlord or agency may not request just any information. The data collected must be relevant and proportionate to the intended purpose, particularly to verify your identity and ensure that your financial resources are sufficient in relation to the amount of rent.
A complete application enables our team to assess your application more quickly and, where it meets the criteria, present it to the landlord under the best possible conditions.
Our aim is to present the landlord with reliable applicants whose financial circumstances are compatible with the rent requested.
We therefore assess each application as a whole: the level and regularity of income, employment situation, financial stability, household composition and whether the available income is consistent with the amount of rent.
We also check the necessary supporting documents to ensure that the application is complete and that the information provided can be verified.
Everyone is welcome, provided that their application offers sufficient guarantees and the property is suitable for the number of people wishing to live there. Depending on the circumstances, additional guarantees may also be offered.
Beyond the figures, we attach importance to the overall quality and credibility of the application.
J&J Properties carries out this initial assessment and presents the landlord with applications that meet the property's criteria. The final choice of tenant always rests with the landlord.
The length of the tenancy agreement and the notice periods depend on the type of contract, the Region in which the property is located and the party wishing to terminate the tenancy.
For a principal residence, the 9-year tenancy remains the standard arrangement. Short-term tenancies are also available, generally entered into for a period of 3 years or less, along with other forms of tenancy suited to specific situations.
Termination options and notice periods vary depending on the type of tenancy and when the contract is terminated. The rules are not necessarily the same for tenants and landlords either. In some cases, compensation may be payable in addition to the notice period.
At J&J Properties, the duration of the tenancy is clearly stated before it is signed, along with the main conditions that apply in the event of termination.
If you are already a tenant in a property managed by J&J and wish to leave your home, we recommend contacting your property manager before giving notice. We can review the conditions set out in your tenancy agreement and the regulations applicable to your situation with you.
The language of the tenancy agreement primarily depends on the Region in which the property is located and the language used between the parties.
In Wallonia, the tenancy agreements we prepare are generally drawn up in French.
In Brussels, the tenancy agreement may be drawn up in French or Dutch, depending on the language agreed between the landlord and tenant.
At J&J Properties, we generally provide the tenancy agreement in French for our French-speaking clients and can arrange a Dutch version when required.
We also regularly work with international clients. Our teams can therefore provide guidance and explain the contents of the tenancy agreement in English, even where the official contract is drawn up in French or Dutch.
This mainly depends on local demand, the condition of the property and the asking rent.
A well-presented flat that is priced correctly can find a tenant quickly. In practice, from the time the listing is published, it generally takes between 2 and 6 weeks to complete a letting. For certain particularly sought-after properties, this timeframe may be even shorter.
However, our aim is not to let as quickly as possible at any price or to just any applicant. We seek the right balance between the rent level, speed of letting and quality of the tenant.
We therefore optimise the marketing, publication of the listing and organisation of viewings to minimise rental voids as far as possible, while ensuring that applicants are carefully vetted.
With more than 200 lettings completed each year, our teams have practical knowledge of the rental market, enabling them to position your property effectively as soon as it is offered to let.
You can move in from the possession date stated in your tenancy agreement, provided that the various preliminary formalities have been completed.
Before the keys are handed over, the following must be in order:
- the tenancy agreement must be signed;
- the rental deposit must be in place;
- the first month's rent must be paid;
- tenant insurance must have been taken out and proof must have been provided to us;
- the check-in inventory must have been completed.
We will arrange an appointment with you to complete the check-in inventory and organise the handover of the keys.
Once these formalities have been completed, you can take possession of the property on the date specified in your agreement.
When a property is marked as ‘under option’, this means that a prospective buyer or tenant has expressed a firm interest in the property and that an agreement or process is currently being finalised.
During this period, the property is generally withdrawn from the market temporarily and new viewings are suspended.
For a rental property, this usually means that an application has been accepted and we are awaiting completion of the file or signature of the lease.
For a sale, it may mean that an offer has been accepted and the parties are finalising the next steps in the transaction.
However, the property has not necessarily been definitively sold or let at this stage. If the current process does not proceed, it may be placed back on the market.

The process differs slightly depending on whether you wish to view a property for rent or for sale.
For a rental property, you can generally make an appointment directly on our website by selecting a suitable time slot from those available. You will then receive a confirmation email.
If you wish to reschedule or cancel your viewing, you can do so directly from this email using the “Change my viewing time” or “Cancel my viewing” buttons.
For a property for sale, appointments are arranged directly with our team by email or telephone.
Once the appointment has been confirmed, you will receive the practical details and the mobile number of the J&J agent responsible for your viewing. If you need to change the time or let them know that you are running late or unable to attend, the easiest option is to send them a WhatsApp message directly.
In all cases, if you need to cancel or reschedule a viewing, please let us know as soon as possible so that the time slot can potentially be offered to another applicant.
As soon as you contact us about a property search, we create a personal search profile for you. You will then receive an email containing a link that takes you directly to your personal page.
From this page, you can update your personal information and manage your search criteria at any time.
You can also create one or more separate searches, each with its own criteria: geographical area, budget, property type, number of bedrooms or other desired features.
As soon as a new property matching one of your searches becomes available, you will automatically receive it by email.
