If you have decided to sell your property, you are probably aware that you must provide a Post-Intervention File (DIU). What is it? That is what we explain in this article.
A legal requirement
All work carried out after 1 May 2001 must be included in the Post-Intervention File. If the property is sold, this file will be handed over to the buyer when the authentic deed is signed. The handover of this document will be recorded in the deed.
This ensures that the new owner is informed of the property’s “sensitive areas” and can safely undertake any subsequent work. Its purpose is therefore primarily to ensure the safety of workers carrying out the work rather than that of the new occupants.
What does the DIU contain?
Evidence and/or descriptions of the maintenance, repair, replacement and other work that has been carried out.
This includes, among other things:
– The location of water, gas and electricity lines, etc.
– Warranty documents
– Descriptions of the work
– Descriptions of the materials used
– Before-and-after photographs of the work
An example?
If you convert an office into a utility room, remember to gather the installation plans (electricity, water supply, etc.), together with information about the chosen flooring and the heating system you had installed.
