How to choose the right tenant

Finding the right tenant is not always easy. There is always a risk that you may end up with a disrespectful tenant who damages your property. That is why we have put together this list of points to focus on. Although this will not eliminate every risk, it should help you reduce them.

  • Do not judge by appearances. It is important not to discriminate when making your choice, as you could be fined.
  • Encourage open communication. It is important to communicate from the outset in order to avoid misunderstandings and conflicts.
  • Look for signs of respectful behaviour among applicants. If an applicant is respectful in their dealings with others, they are likely to treat their living environment with respect as well.
  • Build a relationship based on trust.
  • Protect yourself against non-payment for damage.
  • Remain vigilant. Even if the tenant appears respectful and you trust them, remember that there is no such thing as zero risk, so you should still remain on your guard.
  • Finding a tenant who is good at repairs is always a small bonus. However, this should not be a deciding factor, merely an additional advantage.

As you will have gathered, finding the right tenant is certainly not easy. However, that should not stop you from doing everything possible to find the best candidate among the various applicants.

If you are concerned about making the decision alone because you do not have complete confidence in your judgement, you can use an estate agency. The agent handling your property will be able to assist you. They can tell you which application or applications they consider to be the best. However, the final decision will always be yours. The agent will simply be there to advise you and offer their opinion.
