The principle of home staging is quite simple. When selling a property (or letting a particularly distinctive one), it involves furnishing it to make it more appealing to potential buyers or tenants.

Be careful: the aim is not to personalise the property but, on the contrary, to depersonalise it while showcasing its potential and space, so that everyone can imagine themselves living there. The decorative elements are therefore generally neutral (no photographs or highly unusual pieces), stylish and consistent. And, of course, everything is immaculately clean and tidy.

It has been proven that a property which is furnished properly sells more quickly than an empty one, especially in the case of smaller flats!

Home staging serves two purposes: to sell more quickly AND to achieve a better sale! A property that is presented properly can indeed sell for a higher price, at a relatively negligible cost compared with the benefit gained.

Particular attention to detail:

Good home staging pays particular attention to detail: a bathrobe hanging in the bathroom, or even a toothbrush or fresh flowers, a magazine left open on the coffee table, and so on. The property needs to feel lived in to some extent, as a completely sterile interior is not appealing either.

It is sometimes possible to purchase the furniture used for the home staging at a good price! So never hesitate to ask if you have fallen in love with the flat’s atmosphere or with a particular item. This is also useful to know for investors wishing to let a furnished property!
