Were you thinking of selling or letting your property? Do not stop halfway!

Were you considering moving or buying a new home? To do so, were you planning to sell or let your property? With the coronavirus crisis, all your plans seem to have been disrupted, and you are no longer quite sure how to proceed?
Don’t panic! We will explore your options with you so that you do not have to put your plans on hold.
How can we work together to prepare your property for sale or letting?
Contact us!
We recommend contacting us as soon as possible so that we can arrange an appointment to have your property valued. Our diaries fill up very quickly, so do not wait until the lockdown ends.
During this initial discussion, we will also have the opportunity to discuss the marketing strategy you would like to implement. We use cutting-edge technology, enabling us to create a virtual tour of your property, a video of your neighbourhood, a video of your property and professional photographs. We can also consider putting up a sign to help facilitate the sale or letting of your property.
For a sale, gather all the documents
This is a step that can take a great deal of time. This is an opportunity to get ahead and gather all the legal documents.
The Energy Performance Certificate (PEB) and the electrical compliance certificate can be prepared during lockdown, provided that the experts do not come into contact with the owner. These documents are therefore easy to obtain before lockdown restrictions are lifted.
As regards the planning documents, the good news is that the planning departments are operating as normal. You will therefore be able to obtain these valuable documents.
If your property is in co-ownership, remember also to ask the property manager for all the relevant information (minutes of general meetings, deed of incorporation, etc.).
For a letting
If you are letting your property, you can also get ahead.
If your property is vacant, have the check-in inventory drawn up now: experts are authorised to carry these out. As the incoming tenant will have one month to submit comments on it, there is no issue if they are not present.
As soon as viewings resume, or through virtual viewings, and provided that a letting agreement has been signed, rest assured that your property will be let very quickly. If you plan to let your property through an agency, there is therefore no reason to wait to have your property valued.
The entire J&J Properties team is at your disposal should you have any questions.
We will be delighted to advise you.
In the meantime, take care of yourself!
