CHECKLIST: Documents required for the EPB certificate!

The Energy Performance of Buildings Certificate (EPB) is a document that assigns an energy performance score (a numerical rating) to an existing home.

The certificate must be issued by an accredited professional.

This document, which is valid for 10 years, enables prospective buyers to compare the energy performance of properties on the market.

The requirement to display the EPB certificate in advertisements for the sale of a building has been in force in all three regions since 1 January 2015.

Below is a list of documents to prepare for your EPB assessor’s visit.

This will avoid the use of default values and ensure that your property is assessed based on its actual condition.

For the building:

1. Previous EPB declaration
2. Specifications and sales description + contractor’s agreement
3. Grant applications + award letter
4. Original contractors’ invoices
5. Original invoices for purchases of building materials
6. Plans drawn up and signed by an architect
7. Site reports or post-intervention file

For the heating system:

1. Installation diagnostic report
2. Commissioning certificate
3. Periodic inspection certificate
4. Subsidy application + approval letter
5. Original invoices for the heating system
6. Technical documentation for the installation

If you are unsure about the documents in your possession, we recommend compiling as complete a file as possible, and your assessor will identify the relevant documents.

IMPORTANT! For buildings with communal installations, it is essential to have access to the plant rooms during the assessor’s visit!

The presence of the property manager (syndic) is also required if several boilers serve a large number of homes.
