How to find your dream home

Searching for your dream home is quite an undertaking! Here are a few tips to help you embark on this adventure with confidence…

1. Write down your criteria so that you have a clear idea of what you are looking for

It may sound a little silly, but if you are searching as a couple, for example, it is important to discuss what you are looking for. You would be surprised by how many disagreements arise over the neighbourhood, style, condition of the property or even its layout—you need to be able to agree!

2. Be patient

Buying a property to live in always takes longer than buying one as an investment, as it is, in principle, a less rational search.

Taking your time is important. New properties come onto the market every day, and you will eventually find that rare gem! There is no need to rush, as this is a purchase that will be with you for many years.

If you really cannot find anything, your search is probably unrealistic. Your budget or criteria may not match the market…

3. Refine your preferences

As you attend viewings, even unsuccessful ones, you will find that your preferences and criteria become more refined. You will realise what is important to you, what is secondary and what is simply out of the question! The size of the bedrooms, natural light, minor works or major renovations, the number of floors, the layout of the rooms,… Viewings are important for identifying what you do and do not like. As you attend more viewings, you will find it easier to recognise a property's potential and, above all, ask the right questions.

4. Make an appointment with your bank

Before beginning your search in earnest, make an appointment with your bank. They will tell you how much you can borrow and at what interest rate. This will allow you to look within the right price range! Have you fallen in love with a property facing stiff competition? Knowing how much you can borrow will allow you to make an offer straight away and perhaps even without a condition precedent relating to obtaining a mortgage… owners appreciate this kind of detail!

Do not forget that having a lovely home is important, but so is going on holiday or treating yourself from time to time! Be realistic so that you can maintain a lifestyle that suits you despite your mortgage repayments.

5. Save your search criteria

Save your search criteria on property platforms such as Immoweb, ImmoVlan, Realo, … This will save you valuable time during your search. You can also sign up to receive email alerts. You can also send your criteria directly to agencies you like, that are active in your preferred area or that list properties that appeal to you. This way, you will not miss out on properties you might like!

6. Short on time? Opt for a property search mandate

If you do not have time to search and attend numerous viewings, opt for a property search mandate. Make an appointment with an agency you like and explain what you are looking for. The agency will then do the work for you and conduct the initial viewings on your behalf to assess the property. This gives you an objective opinion and someone who will defend your interests by asking the right questions and gathering all the useful information. Finally, agencies often work together, which means they have access to more properties than a private individual sitting behind a computer: exclusive listings, “off-market” properties, etc.

7. Protect yourself against unpleasant surprises

When viewing a property, be critical and pay close attention to detail. All too often, a sale can still lead to problems!

For example, an owner may apply a coat of paint to conceal damp problems, avoid mentioning a planning breach or play down the issue by saying that it is “very easy to regularise”. Be cautious; you can always contact the local authority to request planning information.

It is also possible to include a condition in your offer regarding regularisation or financial compensation if this proves impossible, for example. Do not hesitate to seek advice from your Notary!

If you have any doubts, you can always appoint an expert to inspect the property. This involves a cost, but it can prevent you from making a poor purchase if there are problems. You can also use the findings as a basis for negotiation.

8. Find out about the additional costs of buying!

If you are buying a property to renovate, you may be eligible for various regional grants depending on the type of renovation—do not overlook them!

Do not forget to ask for the cadastral income and property tax so that you know how much tax you will pay each year. What charges are levied by the co-ownership? What charges does the current occupant pay? What work is planned for the co-ownership over the next few years?

All of this will affect your budget!
