Discipline
It may sound a little military when put like that, but yes, searching for a property takes time. To make sure you find the property that suits you, you will need to set aside a little time each day to scour property platforms. Entering your search criteria will already save you a considerable amount of time.
Speed
As soon as you come across a property you like, call! You are never the only one… By calling quickly, you will at least secure a viewing slot—the essential first step.
Flexibility
Let your employer know that you are looking for a property; they will probably be more willing to let you leave early or use part of your lunch break. Take time off if necessary! By being flexible, you will have a better chance of being among the first to view the property.
Presentation
Presenting yourself well is essential. First impressions matter enormously, although there is no need to turn up in a suit! Speak politely to the agent/owner and, if possible, engage them in conversation so that they remember you. A friendly applicant immediately makes a better impression than one who is overly critical or distant.
Transparency
Transparency is key. Owners expect you to be able to pay your rent in full and on time. Take the time to explain—enthusiastically, if possible—what you do for a living and, if you have payslips, provide those as well. No one can force you to provide them, but they will immediately offer an owner greater reassurance. If you have other sources of income, such as benefits or anything else, provide evidence of these. If your income is low and you have someone who can act as your guarantor, this can help strengthen your application.
Think it over, but not for too long
If you like the property when you view it, show your enthusiasm—it is important. Mention that you are considering submitting an application; this will give you time to think while hopefully encouraging the agency or owner to wait for your application. One thing is certain: people like to have a choice and compare applications, which gives you a little time. So think it over, but not for too long!
